The rental market in Utah has
experienced a sharp increase in the last few years. This is
due in primary to three things: and increase in the number of
people living in Utah, the rapid increase to home prices and
the challenge the mortgage industry has recently experienced
in the sub-prime market. According to www.fedstats.gov,
The population of Utah grew at a rate of 14% between April 1st,
2000 and July 1st, 2006 while the rest of the countries population
grew at 6.4%. In fact, according to www.goed.utah.gov,
Utah experienced the fastest population growth in the states
history in 2005 by adding 78,159 people to the states 2,547,389
current residence which was a growth rate of 3.2%. The US census
bureau points out that Utah has the highest fertility rate in
the country 20.5 births per 1,000 which swallows the national
average of 14. Conversely, the state ranks the second lowest
in the country in death rate at 5.4 per 1000. Naturally, Utah
also has the youngest population with a medium age of 28 with
the highest percentage of married households and the largest
household size in the country at 3.01 per household.

Goed.utah.gov estimates that
these areas will aid in Utah’s continued population growth which
is estimated to grow at nearly twice the national average in the
next three decades. 80% of the states growth is expected to come
from "natural" increases while 20% will come from a
net migration.
An increase of employment aids Utah’s growth and need
for housing. Utah consistently rates among the best in the
country of people 25 years or older that have finished high
school. Utah enjoys a high literacy rate and ranks fourth
in the nation in the percentage of students that finish
high school.
According to the Utah education network and the US department
of Commerce, 93% of Utah schools have classroom Internet
access compare that with the national average of 84.2%.
There are also many higher education opportunities which
includes ten public universities and colleges and three
private institutions of higher learning.
Utah is among the nations leaders in job growth. In 2005
Utah tracked a job growth of 3.5% which was the highest
in the country and nearly doubled that of the national average.
In 2004, Utah had a per capita household income of $50,614,
compared with a national average of $44,473.
Utah also ranks 2nd in the nation for the percentage of
households with computers.
According to www.statemaster.com,
69.7% of Utah households are owner occupied.
Percent of Renter-occupied Units Spending 30% or More of
Household Income on Rent and Utilities (most recent) in
Utah is 42.9%.
Violent crime (per capita) (most recent) in Utah .228 per
100 people which ranks 44 in the country. Below the 0.4
